Invitation to submit bids for acquisition of perpetual usufruct right

TRAKCJA S.A. (hereinafter: "Trakcja" or "the Company") with its registered office in Warsaw invites you to submit a bid for the acquisition of the right of perpetual usufruct of two plots of land located in Warsaw, in the Praga-Północ district, ul. Golędzinowska 35-37, constituting:

· registered plot of land No. 4 with an area of 5,198.00 m2, precinct No. 4-18-09,

· registered plot of land No. 2 with an area of 8,588 m2, precinct No. 4-18-04,

with a total area of 13,786.00 m2 hereinafter collectively referred to as the "Property".

 For the Property, which includes plots of land No. 2 and No. 4, there is a land and mortgage register No. KW WA3M/00170937/7.

 DESCRIPTION OF THE PROPERTY

The property is located in the right bank of Warsaw, in the Praga-Północ district, ul. Golędzinowska 35-37, in the vicinity of the Warszawa-Praga railroad station, and in close proximity to the main artery of this part of the city - ul. Jagiellońska.

The location of the property should be regarded as favorable - situated in a well-known section on the right bank of Warsaw, within the industrial and service area of the Praga-Północ district, in proximity to the railroad transport hub, at an approximate distance of 6 km from the city center.

In the immediate vicinity of the Property there are office and service buildings at ul. Golędzinowska, the facilities of the commercial warehouse and logistics complex "Metropol Park Jagiellońska" on the ul. Jagiellońska side, as well as other commercial, warehouse and service buildings and newly developed residential buildings located along ul. Jagiellońska.

Due to the intensive development of the Praga-Północ district, as well as the newly developed study for the capital city of Warsaw, the Property has some investment potential.

Those interested in acquiring the aforementioned perpetual usufruct right to the Property are requested to submit a written bid no later than 14 August 2023 at 12:00 p.m. in accordance with Appendix 1.
